Very true about rent prices. I rented a house in St Aug Shores for me, wife, 2 kids for less than $1,000 per month.
FWIW, St Aug tuition has more than quadrupled since I was there. That might be a game changer if I were applying today.

I have not really heard of a "bad" PT school, public schools like LSU will be more competitive to get into vs places like St Aug.
I would apply to both private and state schools and see where/if you get accepted then decide
