go through the whole process they can evict but it will take weeks. Plus he has to repay you for work you did on his property.

Frankly I'd say dick him over, but he has you by the balls. How much would your rent go up if you had to move?
Then again, if he's already been a dick he'll probably continue to do so so maybe you should start looking for a new place now.
The other issue is that your new landlord if he's decent will get a reference and you won't have one if you don't pay up. Tough call. Dealing with this guy until you find a new place may be your cheapest option right now.
