Usually about $1 a sq ft, depending on updates.

I'd be interested to hear what you end up getting for it, as I have a house around there that I will be leasing soon (and would love to up the current rent).

House across the street, in that neighborhood of St. John's church just rented for $1...$1,400. Similar age/condition of those homes...bigger yards usually

That sounds about right for the area. Good to know, because the property I have is newer, I may be able to get $1450-$1500 when I relist it later this year.

We have one on Wylie, that's a little smaller, but has a huge fenced back yard and have it rented for $1400/month. Put it on Zillow. We got tons of inquiries and rented it in less than a week.

This might be a dumb question but are you making them pay utilities too?

Yes, they pay all of their own utilities. My husband did buy a lawn mower for them to use the cut the grass. House also has a washer and dryer. We also got a month's rent as a deposit, which includes a $400 non refundable pet fee. They have a cat and a couple of dogs.
