If we go through with this thing, where does her fee come from?

You. Do you want to sell it? Nothing wrong with paying 2-3% fee for the buyers realtor if the offer is good. Gotta look at the whole picture.

But why do I have to pay her 2-3% for her to bring her client's offer to me? She is not negotiating on my behalf. She is negotiating on his behalf.

Then don't pay her, and lose the buyer.

No, she is bringing you a buyer and should be paid for that. I wouldn't pay her more than 2% though.
You could ask the buyer to split it with you.

You don't have to pay a commission to her agent. But as jmtigers said if you can get your price, paying the commission would be worth it.

So does the buyer pay anything out of his pocket?
Easy numbers here but if sale price is 100k, why doesn't buyer pay 102k and give her 2k and me 100k? Why do I have to get 98k and she gets 2k?

The seller always pays the fees, normally.
If you are asking $100k, but will take $96k just adjust it to $98k.

Godamned realtors are so worthless.
Posted on 6/9/16 at 5:16 pm to boosiebadazz
Well, you don't have to sell it to them but she is bringing you a buyer. You can say no and hope for someone else.

I've spoken with her buyer directly multiple times, then I get a voicemail from her that she's his realtor and needs some info from me.
I guess I'll just bump up my absolute low number. So dumb.

Sounds like she's trying to weasel her way into the deal if you were contacted by the buyer directly without any mention of a realtor.

It's really not that dumb. People get finders and referral fees all the time.

Yeah, it took me by surprise. I guess he can hire someone to hold his hand through the process, but he'll pay for it with an increased price.

Do you want to sell the fricking house or not? Pay the damn 3% and walk away knowing you didn't pay 6%.

But she didn't find or refer shite. This guy contacted me directly on his own.
