Nashville is similar.
We just had to get a smaller townhome in the city for our first home so we can build some equity and afford a bigger home in 5 or so years.
There are areas of Nashville where shitty homes that need complete renovation (bars on windows, no central air/heat) that are selling for almost $300 sq/ft.

You pansies in Austin and Nashville don't even know about a real housing bubble. There are 700 square foot condos going for $500k in Seattle.
