You should be fine. Assuming no crushed pipes or filter bed, the only maintenance is the aerator pump, which you said they just replaced, and occasionally pumping out any accumulated sludge

I don't think it will pass inspection. I believe it is a state law now that you have to have a sewer treatment plant. I would check with your bank, they should know about it. Septic tanks work great if done right.

There is an addendum in the offer that states if the septic tank does not pass inspection, the seller agrees to pay for repairs or replacement NOT TO EXCEED $2,500. If it exceeds $2,500 then I have the right to terminate the agreement. I'm trying to determine if the $2,500 is reasonable but it's starting to sound like that should be increased some.

Plus side is that there isn't a $600+ dollar aerator to replace and there isn't a nasty pipe discharging into a ditch anywhere. Should just be a couple hundred feet of drain field. I would much rather a traditional septic tank over the modad I have at my house. My dad put a traditional septic tank when he built his home in 2003. He wanted separate gray and black water tanks but they wouldn't let him.

2500 is definitely not enough. Call and get an estimate from an installer.

The big downside I have with my septic is the worry I have about it. I have never had an issue in ten years, buts its always on the back of my mind. I am cautious, I took out our garbage disposal(or at least didnt re-install when renovated) and use the treatments.

Lots of conflicting info in this thread.
I bought my house in '07, and it still has two septic tanks.
Do a roll over of the electric bill into your name when you buy the house. Don't remember exactly how that worked, but the power and water were never turned off to my house between changing hands. So I didn't need an inspection and didn't need to put down a modad. No problems with my septic tanks other than the top rotting.
If I were you I'd leave the septic tanks if you can.
Just my $.02.

You guys with these modified systems probably live where the water table is close to the ground surface. You need about 3-4 feet of loamy soil under your field lines to convert your waste back to water. Aerators, etc are added to the system when you don't have this layer of soil. A common septic tank is awesome and will last for life as long as you don't have a food disposal, pour grease down the drain, etc. Make sure you pump it every 3-4 years.

I'm trying to find out information on atleast a brand name or something of the "septic tank". Being that the house is only 8 years old, and they are stating that the compressor was changed recently, leads me to believe this could be a modern, up to code system. They just might not be using the proper terminology to describe it.

An inspection is required to sell the house, not just to get power turned on.
