I was going to come here and tell you to forget Mo City. The white flight has already happened and it is in process if you know what I mean.

Sucks that you have to be that close to downtown because that will limit you. Also, in addition to your list maybe think of Sugar Land, Richmond and Rosenberg. They are growing like crazy and 59/69 widening/improvement will be done in a few years.
