It is a good idea to figure 3% into your asking price before listing.

A buyer's agent does not cost the buyer anything. The seller pays all fees (usually 6% commission split equally between the buyer's agent and the seller's agent)
Stout was referring to a buyer's agent when the seller is FSBO. A true buyer's agent represents the buyer even though the seller doesn't have an agent. The seller does not agree to pay any commissions, the buyer pays his own agent's commissions. (not very common but does happen). perhaps a misunderstanding all the way around...

OP I had the same situation. The buyer found the house, not the agent.
In the end, I agreed to pay the agent a lump sum - $5000. She "nagged" the mortgage company, the appraiser, the home inspector, etc. and they in turn did their jobs quickly.
