Here is the deal. You are right. It is like a fraternity. My dad and I have gone through it for 30+ years. Back in the day duck leases were cheap as shite. Like stupid cheap. Especially marsh leases in south la. Well as time went by and land owners realized they could get the same for leasing a duck blind on 1 acre as they could for leasing a section of cattle grazing 500 acres during the year. Things changed. So unless you were grand fathered in or had family land you were screwed. My wife is from creole and has land and i can't even hunt it because of the shite show with the land. The thing is if you balk for one second on a price per acre your done. They will find someone who is willing to pay it. You have to find a land owner that will genuinely work with you and will give you year round access to make it viable. Once you can get that the owner will look at you like you are part of the property not someone who uses it. Negotiate for year round access and do not settle for less. It will ensure your stability of the lease and you will gain the trust of the owners. When they need help with cattle or rebuilding a levee etc. drop everything and go. That's always how I have done it.

Also geauxcats holler at me and we will go pound some Ducks next year if you can't find a place. Nothing better than taking a guy that doesnt have a lease and murdering them. Which we do.
