I don't see how this thing is going to work. Just seems like too much ghetto around it to do what they did in Laffy with River Ranch. How are you going to ask River Ranch pricing with low income houses and trailer parks going up all around your "community"?
In your opinion is it far enough away from the less desirable areas to be successful?

i'm very curious what will happen
that's very close to the terrace/car shop area, which is teh worst in LC right now
let's say it works and "gentrifies" the area, i have no idea where those people will move
if it doesn't work, i have no clue what will happen out there. that's a risky investment for the developers

I find it hard to believe that with their money they couldn't by up some of the vacant farm land in South LC.

how do yall have pictures under you name? how do I do that?

i hope that development gentrifies that area
i think it's so risky that I'd never invest in that project, though

Can you elaborate on what you mean?

Lots of people don't want to sell land

I've gotten on here for years and I've never seen pictures with posters names until I got an account today

Is there a fence or divider to be built?
If so, I don't see how it is a problem. Make is a fancy place to be and people will want to keep up with the Joneses.

The divider now is vacant land around it but my picture doesn't do that area justice. It's one of the least desirable areas in all of LC for a development of that magnitude.

Trying to compare it to something in BR. UClub comes to mind, but maybe Gardere is further than this seems.
Eastover in New Orleans (before Katrina)
Most of Geismar, I'm sorry, Dutchtown, falls into this.

They're fricked. Their board is stupid to put that there

I can't imagine why anyone in their right mind would want to live in that area, but that's just me. I see it bombing.

If this would be a little more Southeast, like going towards Bell City, I wouldn't question it so much. Being where it is though is sort of a head scratcher to me.
Not pictured in my map just to the North is all ghetto. So much so that there are tons of vacant commercial buildings that can't even attract clients outside of rent to own places, fast food, and pawn shops.
