I haven't accepted the job I just wanted to find out if anyone on the OT did this for a living and could give me more insight. I wanted to see if the pay was comparable to their job.

If you have to find your own leads it's going to be slim pickings for a while. Places to start are Realtors and house flippers who are turning them over quickly.

You don't think realtors already have relationships with brokers? The odds of finding one ready to not only switch but switch to a guy with no experience are not good.
EDIT to answer your question above: $65k is probably about the average for this job. I had several friends doing it for a while and it sounds like a grind. Plus, there are incentives to screw over people by tricking them with crafty numbers games. So if that doesn't bother you it could be a decent gig. You will be hungry for a couple years I can almost guarantee it.

Its not the job for you unless you already have realtors lined up, I promise you that.

I know realtors have previous relationships and that's another huge drawback. It's not looking fun so far.

I worked as a loan officer for 3 months. I had a set salary of $4000/mo., and on the 4th month I was supposed to switch to commission only. I quit though, because it was constant work to find new clients, and I needed guaranteed income. Some of the other officers would do like 6 loans one month, but would have none the following month. I just couldn't do that.

I've been looking for a better job. Last winter was hell and most of the guys went on unemployment. I'm not about that.
