There are also nice houses in Kenner that have appreciated. That dude was painting with a ridiculously broad brush.

Pretty sure every house in Louisiana has increased in value over the last year. That doesn't mean that one area isn't in more demand than the other. Try renting out a house in Metairie and then in Lakeview and tell me how you do. It's incredible how fast things go in Lakeview.
