I think that house needs updating. Bathroom, kitchen, wallpaper and pool are all in rough shape. You would need to put in another 150K or so to make it nice.
The two other houses on prytania that are for sale are asking over one million and once you finish updates on this one the price will be north of one million as well.

Yeah, but they're getting in cheap and without any kids they can upgrade over a few years.
