I use them but don't carry a more and 5% balance. I paid them off in full last month.

I have had clients have their score drop by paying off their credit cards. While I do not think it would drop that much from having a balance, I do not think having the inquiries would have that much effect either.

What type of loan are you getting, are the lower scores hurting you?

With USDA you do not need the higher scores. There is a slight bump in pricing with scores below 680, but anything above 680 middle score is good with USDA.

Min score required rural development/usda is 640.
I locked a buyer today 4.25%. At 680 makes file stronger with underwriter. Just make if score is a little lower than 680.,make sure your loan officer runs it thru GUS underwriting system.
FHA as low as 3.75% but that pmi is a pain.

Not exactly. But it is easier to get an approval.

USDA will allow an approval with a lower score but many lenders do still require a 640. We can go to 620 if we have a GUS approval.

4.25 with no down payment and cheap monthly fee? Great Job, should be some happy homeowners.

I locked a guy today that had a CH 7 3 years ago and his foreclosure was just completed last month.

I love the USDA loan for helping people realize their dream.
