St. George won't be able to sniff highland parks crotch. Might be the same idea, but Baton Rouge doesn't have the wealth to support an area like highland park. Similar situations in Houston with Piney Point, Hedwig Village, and Bunker Hill Village.

Like Bellaire in Houston. Westlake/Rollingwood in Austin.
