Honestly it's hard to tell without more details. As was already stated location matters quite a bit, as does the kind of business that might locate there. The size will dictate what kind of firm locates there - it's plenty of space for a laundromat or an IT services firm, but obviously not enough for an aircraft manufacturing facility. If the site is close to other businesses that get foot traffic that can be a bonus too. But really it's all in the details.

I guess the biggest risk is whether the site lot really will be commercial as you predict it will be.
