In an urban setting (yes that tract is urban), a mix of commercial, multi-family, high-density residential, and single family residential is almost always more successful. This is why they want it zoned TND - it allows them to do it all.
Just because they are TND doesn't mean they wont build part of it out as SFR. A lot of it probably will be. It just gives them the ability to also build amenities such as a library, small supermarket, etc.

Which people can walk and bike to, God forbid.
Regarding traffic, there is a future plan to extend kenilworth all the way to corporate. It would be messy (costly) and would involve going under the interstate and threading the needle to minimize impact on existing property. But this would be a huge help for that area and is something BR should prioritize IMO.

Can't the same thing be accomplished with an ISPUD or PUD zoning?
