Find some hard clay soil that is no good for farm crops. But pine will grow in it over time and much faster than hard wood. Plant, wait, cut, profit.
Lots of rich families up here in NW La. who made their money on pine timber. Wood is expensive. Try building a new house today and look at the cost of your lumber from the framer.

sounds like a good plan. i'm assuming long term futures for wood are still up? I also plan to buy farmland in SWLA just b/c that's how i grew up, even if i just break even over the long run
and do you just get a forest manager to run it for you? how much does that cut into your returns?

Since when? I am no expert but my buddy owns about 1000 acres of pine tree farms and he said prices are very very low.
