I would suggest Iberia Bank, their fees are $399 flat which is tough to beat. A friend of mine refinanced last week in the 2s for a 15 yr loan. Not sure of the exact rate.

Closing costs don't have a major effect when most banks are a 1/4 to a 1/2 higher, sometimes more. You always come out better in the long run with the lowest rate. If it is a short term loan, then no; anything beyong 5 years it doesn't matter. You will definitely make it up. Mortgages are considered long term debt.

i recieved quite a few quotes today. i even got one with no closing cost but a slightly higher percantage rate.

Sure, based upon good credit, 30 year fixed loans.
USAA 3.25
Key Lending 3.5
Primary Residential 3.25
Standard Mortgage 3.375
Nola Lending 3.5
Iberia Bank 3.375
i have used primary mortgage several times and have been happy everytime.

Make sure and quote their fees also. Some will charge you an origination fee that is larger than others. With the rates that close, fees are important.

Standard mortgage is a great company and i know there closing cost will probally be the cheapest. i wanted to see how my rates stacked up. 3.5% with no points and no origination i am middle of the road.

so here is my senario. i currently have a 30 year fixed at 4.25% paying $1550 per month. i can refinance to 3.55% with negative points so i don't put any money back into my loan (and i am not putting any money down) and lower my note to roughly 1415.
I don't think it is a bad deal at all.
