Rental House Deductions

Wife and I had to move due to a job. We owned a condo that we decided to rent out until we are able to sell it. We rented it out for all of 2012. I'm including the rent that we were paid as part of our income, but I'm curious as to all of the things that we can classify as rental expenses on our tax return. Those of you with experience on this issue, please fill me in. Thanks in advance.

Utilities, maintenance, travel, fees incurred to get it rented, advertisement, travel, etc. the only issue is that if you make over a certain amount you can't deduct a loss

I think if your AGI is over 100k...do some research
