It really depends on what you're hunting. For deer, 100 would be a good starting point. For duck, a 10-acre pond may be all you need. It really just depends on what you want to hunt and how much you're willing to spend.
Build a small camp with appliances and bunk beds and rent it out on the weekends you're not there for 100? 200?/person per weekend with a minimum of say 3 hunters or something. A lot of people would love to have their own secluded plot of land to hunt for the weekend who can't afford getting into a lease.
