People desparate to sell houses

My wife and I are looking for a house to buy, and I went to see one of them and the owner happened to be there. The house was listed for 109k. The owner said that the real estate agency had the house listed for two years and he just wanted to get rid of it and he was willing to sell it directly to a buyer for 60k. The house has a new roof, new sheet rock, new wiring, new plumbing and he claims to have the paperwork to prove all of this.


That's a 49k discount just because I happened to run into the owner and the owner is desperate to unload the house. Not that its my problem, but if he does sell it directly to me, can the real estate company come and sue him to get their commission?

Depends on his contract. If its still within that window then i would think so.

I wouldn't let the same broker keep the contract nearly that long. No more than one year and probably change after the first 6 months if the agent doesn't appear to be doing anything.

keep in mind the owner can usually set the price though.

and be sure if he's knocking that much off you have a full inspection done.

It's really the owners problem, but if you want the place you can make the offer of $60k through the agent.

Heck, maybe make the offer of $62k so the owner has some listing money for the agent.

The agent is duty bound to present the owner the offer and the owner can accept it - regardless of the listing price.
