Home owners insurance and a new pool.

Question is what should I expect and I’m sure it’s required but wanted opinions.

Not much. They aren’t going to cover anything significant outside of an earthquake. You’re just paying for liability in case of an “attractive nuisance” lawsuit or if you have a party go wrong. Price will go up for those reasons only.

Had a few different ins companies and none gave a damn that I had a pool. Was surprised. We do have a fence around it, even though we werent even asked about that.

Farm Bureau didn’t care. They asked if we had a fence. I was reading up on Miami standards and locking gate directions etc. they didn’t care about any of it. Asked how much it cost and added a small addendum for like $38/year that covered it. I suspect that was even optional on my part

Some companies charge a small amount for the extra liability risk, but as long as you have a fence and no diving board or slide then you won’t have any other issues.
Technically its covered under the “other structures” coverage on your policy. But unless you have lightning hit the pump equipment or a big tree fall onto the coping, there’s not much else covered under homeowners that would end up causing damage to a pool.

Put one in last year and State Farm didn’t go up. There are a few rules - like a self latching fence, but thats it. Believe it or not, the only increase i got was about $4/month for additional pipe rupture water damage because of all the extra plumbing the pool and pool house added.

5 years ago I purchased a home with a pool. The pool had a diving board. Only one of the insurance companies would cover the liability of the diving board and that was an extra 1200.00 a year. I removed the diving board prior to purchasing the home.
