HOA fees vary, we pay $492/quarter and there are ~ 475 homes and have ~ $2M+ reserve fund. I was on the board for 2 years as treasurer and my term ended November 2023. The current board is a group of idiots who can't follow the R&R's, with the president being the new biggest idiot after they kicked the former biggest brain dead idiot off the board 2 months ago, and although they are supposed to act as a fiduciaries for the community they don't. I believe new communities built over the last 10 years have skewed heavily towards HOA's, like ~ 75% so in some areas it can be difficult avoid them. If I didn't have a 1.625% mortgage I would move.
