This sounds good on paper, until you realize it will work like a divorce lawyer. Nickel and diming the shite out of you for every phone call/interaction because it's the only way they can make any money.

And so you drop their arse and pick up a better one or avoid them altogether. Enough people do this and they will get better. Let the market do it's thing.

How are they going to nickel and dime their way to ~30k on a million dollar transaction? Charge 1000 per hour?

They could nickel and dime the frick out of you and they would STILL come in way below the typical commission.
