Look man alway get three quotes and make sure you have an informal meeting with each you're considering in person and make sure they're a good fit. I'm a contractor and I'm the first to say the profession is full of crooks and thief's. Typically a long lunch or dinner one on one will let you know quickly the type of person you're dealing with.

The change order thing was big for me because a lot of dudes will come in with low prices to lock you in and then change order you to death and put 40% margins on the change orders because they know you have to pay them or you risk delays which can be devastating financially. It's shitty but understanding in commercial. In residential it's predatory malevolence.


The reason my buddy got me involved on his build is he sent me a picture of a ridge rafter and it was spliced with scabs on each side. He asked if it was ok and I said absolutely not but warned him that the builder or framer was likely going to kick back. I had framers kick back on me on the exact same thing before.

He said he called Daniel and he met with them same day and immediately agreed and thanked my buddy for helping him with that then they did a 2 hour frame walk together and altered some electrical stuff.

It's little stuff like that man. If your wife decides a week before plumbing trim she wants gold fixtures now instead of bronze is the builder going to rape you real quick or do you trust him to be a good dude?
