Don’t be too sure. Pipelines, power companies, and telecom companies are often granted eminent domain authority. They likely prefer not to use it until it’s the last resort, but they often can.
I’ve seen a gas pipeline company file dozens of suits against landowners to take property/servitude to build a pipeline. They put what they consider fair compensation in the court registry, and it’s up to the landowner to hire a $400 and hour lawyer and an appraiser to come fight if they want more.
