Typical closing cost in this market?

Wife and I just put an offer in on a rental house. This would be our 1st major investment like this. I am hearing interest rates are around 7.5% but some companies say they will allow you to refi w/out paying closing cost the 2nd time if the market rates come down within 6 months. I just want to make sure that we aren’t paying more upfront for this.
What is a typical closing cost right now? Any questions that we should make sure we ask about? The plan is to eventually transfer the house to an LLC.

Probably close to 2% of purchase price. Looks like mine were 1.85%. Closing Wednesday
