Does anyone here have vacation rentals along the MS gulf coast?

I am looking to get back into vacation rentals and Gulfport and Biloxi seem to be my targets. Does anyone have insight into those markets that they could share? How are the ordinances? How far out from the beach can I buy without seeing a decrease in rentals?

Pricing for near beach housing has been going up so fast I can’t see the math working out in your favor. Throw in the high lending rates and ouch.

One poster had a number of diamond head rentals and focused on snowbirds. From his pasta posts he seemed to be doing well with them.

I was avoiding going back to Orange Beach due to having to buy beachside. Your rentals dropped significantly when you crossed the street there

How many people actually vacation in Biloxi / Gulfport?

The water there is disgusting. The beach is very meh.

Sometimes I've thought about getting a weekend / summer place there just for a change of scenery. But I just can't imagine people wanting to vacation there to go to the beach, like they do in Florida / Orange Beach.

My company rented a house for an entire year for work. Their wasn't many options. Many places were booked for months at a time.

I am using airdna for market statistics. Peak season is seeing over 80% occupancy with some action during snowbird months. So I'd imagine middle of the road properties are right above 60% occupancy. Travel ball and dance meets are actually anecdotally. I've felt the area has had a good development plan with the next 10 years looking promising

I’ve been looking along the florida panhandle. Numbers just don’t work right now with prices still sky high and rates being up as well. It would typically take ~35-40% down (at a min) to make anything breakeven, especially if you’re using a management company.

Youd be surprised. We have friends who own 3 houses in BSL, all bay side, all on canals. Houses are simple, 3 bed 2 bath and midly furnished. They are completely booked every weekend, and usually a few days out of the week as well. All on Airbnb, all managed by a company who cleans, repairs, books etc. Getting close to $215 a night for Friday-Sunday and Monday-Thursday is $185. 2 weekends a month pays the note.

Be sure to get some insurance quotes too before you buy
