Exactly what this guy said. Try and Keep your lender local/in state as most realtors will only work with a local lender.
And yes, Sometimes the jumbo deal might not work for you (your income, especially if you are self employeD) so you can do conventional loan ($647k max) w/ a home equity line of Credit.
