Essen can get very backed up during rush hour, but if that’s your only problem road, you should be fine north of that in Jefferson/Corporate or Tara. There are also some nice areas off of Perkins that shouldn’t be terrible for you.

Tara and old goodwood area are looking pretty for you. Depending on where you buy, the kids could walk to school at mercy
