There is no way I would buy in this market. If you must, go as far Northwest of the city as you can stand.
Appreciation of homes in the range of 30% plus is not something that will last. In fact, we are racing toward another collapse like we saw in 2008. That will be the best time to buy, but I understand that may not be feasible.

My family is still back in Kennesaw and the prices there are getting wild.
My buddy bought a run down house near main street in Kennesaw and it was running for MAYBE 80K a few years back, and now it's north of 200K. Zero work has been put into the house aside from some new paint.
