The scope always expands on a new build. This is our second go at this. I am better prepared this time. I did tell the Mrs. building a pool right away is contingent with the build cost. That did wonders in keeping the scope somewhat in check.

We bought most of our framing lumber at the peak in May. ~$40k for a 2100 sq.ft. house.
