The Elementals by Michael McDowell is such an amazing "haunted house" book.

The Shining, Bag of Bones, Joyland.

I want to mention Pet Sematary, but that may be considered closer to a zombie story. Check out some of King's books of short stories.

Summer of Night by Dan Simmons.

Haunted school/artifact causes mayhem in a small Illinois town. It takes place in 1960.
It's got a very It kind of vibe.

This book really,really scared me.

The late Russell Kirk in addition to his conservative works wrote a number of ghost stories collected in a volume called Ancestral Shadows: An Anthology of Ghostly Tales. They are quite good and some are award winners.
