Then why are you choosing to live there?

there's nothing to stop you from opening a strip club right next to a multimillion dollar house.
try it then.

In fact, I believe if you go look at Richmond in the Upper Kirby area you'll see a strip club mere blocks from some of the most desirable homes in Houston.
You referring to the one by El Tiempo? The one that's been there before that was a desirable location? That one has been there a long time. Why are people moving there?
quote:
It just makes for a bit of a hodge podge of stuff. That's why there are used car lots all up and down Shepherd.
It's all zoned for commercial and market dictates what's there. every project is unique. The system Houston has is pro development and freedom and it encourages community involvement. people becomes active and voice their concerns and there are many, many, many projects that are scrapped due to this.

Houston has two loops and is building a third one.
You will also be happy to know land planning has begun on a 4th loop. CharlesLSU could shed more light on this though.

Live in the suburbs and fight traffic for 2 hours a day or leave
2 Hours/day is worst case for me and happens maybe 5-10% of the time. I live in Pearland and commute to West Little York and Eldridge. I leave the house at 6:45 and am at work before 7:30 in normal traffic. Afternoons, I leave around 4:30 and get home between 5:15 and 5:30.
Schools I will send my son to are all 30+% white and are the majority. Next closest is 19%, except for high school which is 29%. The highest % of hispanic is 20%. All schools are in walking distance.

Beaumont, Galveston, San Antonio, Austin and College Station.

Only early early stages. No environmental studies yet or anything like that. But I do know they are targeting close to Brookshire area and an I-10 intersection or intergrate it with the westpark tollway connection to I-10.

Why do you appear so angry? I don't mind the no zoning laws at all. It just makes Houston weird as shite. You have old warehouses next to new townhomes.

Angry? WTH are you talking about? You dropped the fricktard on somebody. I was just clarifying on what Houston has which is very similar to zoning laws but they just don't call it that. You brought in examples I explained the reasonimg of each. All those used car lots have been there long before the heights Renaissance. The old warehouse houses next to new town homes? Name one city that doesn't have redevelopment.
Is your neighborhood is deed restrictive?
There are district/areas/lots that are zoned residential, commercial. If you want to build that strip club next to a million dollar home, chances are you're going to have to have public hearing on changing a residential lot to commercial and state the name and conduct of the business. Go for it. Yes legally you can do it. If you want to build or buy a million dollar home adjacent to commercial or in a unrestrictive zone you better do your homework of your area and that's on you.
Want to change your residential lot to multi-family? There's a process. It's not some simple I'm just going to build it because I can.

I like that.
Sugarland still sucks. And Katy is Utopia.
The whole north I-10 change has been interesting to watch. As a guy who used to pull shifts at old Spring Branch Hospital it's just interesting. Those old Baby Boomer homes being bull dozed for 400K town homes. But you are still right next to a 50 year old house.
Spring Branch ain't the Heights. It has been much swifter in The Heights.
Amazing to see families jog with strollers down streets you would expect crime scene tape to be seen 10 years ago. cool but interesting.

Could build a shithole apartment complex right next door to your house. That's what a lack of zoning laws allow

that's great and all, but bottom line on why I won't permanently stay in Houston, is because I'm not starting a family here. I'm not sending my kids to a public school where they would be a minority. Lil Klark riding the school bus with Jose, Pablo, Emmanuel, Fernando, and the like. Pass
Racist POS.
You should stay in your hick town.
Houston grows on you. So many things to do. Diversity is a great thing here.
You make more money here as well.
Still love Nola but I can't see myself moving back there unless I got a awesome job.

Bad news. If the money and circumstances are right, they can ALWAYS find a way to put apartments near your house. Next door? Not as much. But a half a block? Yep.

Katy allows those shithole apartments to be built everywhere. Sugar Land doesn't.

And here is the obligatory suburb bash by someone who is obviously way too cool to ever consider things like crime and public schools.

I cannot deny this one in a lot of areas but I can also tell you that many get scrapped due to protesting and deep pocket lawsuits. But many are allowed to be built. I think the Ashby highrise has brought this to the forefront of discussion lately and I'm sure things will change because of it. If you're choosing to live in the Montrose area or Rice Military, you're probably taking a chance that it's possible a dense multi-family will be built close.
