I know people that have purchased quite a few adjudicated properties from CivicSource. These properties are different than the certificates you get from the annual tax sales where you're buying the delinquent taxes and the previous owners have 3 years to "redeem" or essentially pay you back with interest. adjudicated properties are the ones that the Parish or City took back after failing to sell at a previous tax sale and the 3-year period had already passed. CivicSource does all the final legal work to clear the title and they work with a title insurance company that guarantees title insurance when sold. The people I know that have bought some of these have gotten really good deals on them and had no problems with title etc.
