LSU has also played in at least 2 pro size ball parks, where multiple balls have gone to the warning track. I wonder how those stats would look if you considered park size?

You could probably do some powerful work with indirect and sumifs or xlookup.

Sounds like you may have a neuroma. I was diagnosed with Morton’s neuroma and a simple steroid injection into the inflamed nerve dramatically reduced the pain .

My personal accounts aren’t nearly as valuable as my retirement. If I can borrow against the retirement without much interest, that would be huge for me.

So kind of new to this topic since most of my real estate transactions have just been done through cash. Anyway, a great investment opportunity came up and my only way to get the down payment is to liquidate my personal stock investments (not retirement accounts). The plan is to sell down all of my stocks to convert to cash and use those funds for the down payment. My question becomes, should I prepare for a capital gains hit? Or can I claim this as a 1031 exchange? Or is really there a better process for this?

This is one of those truly risk reward properties. I think I would lean more to option 3 though. Mineral owners always make more money off the royalties as compared to the bonus. Take the cash because with today’s market, I highly doubt people are going to be aggressively developing any area. If you want more leverage push for no cost royalties. You can avoid taking on marketing, processing maybe even some operating expenses from the revenue stream they will “share” with you. Additionally, there really is no such thing as 28 acre spacing, you’re going to be pooled into a 640 acre unit and your royalties will be allocated this way. Remember, most wells drain 80-160 acres, so you may be getting your 240 “drained” without pay. Congrats on being one of the chosen ones to have valuable royalties - color me jealous.

My girlfriend is Type 1. She has used the Dexcom and swears by it. She can monitor trends so much better than before and adjusted her lifestyle due to it. She works at a diabetic clinic doing research, and still maintains it's the best option out there. She was able to even lower her A1C count and says she sees the same result in the patients for her studies. Good luck to your family member.

Not a tech guru, but if your coverage is less than 1000 ft2, you won't need any mesh network. Just get a router and modem, coverage will not be an issue.

I have been instructed to minimize using VBA in a spreadsheet, yet I think this may be the only option...

Where did you get this ridiculous information from? Oil is one of the most competitive free markets in existence. It's purely based on a supply and demand curve which is why we have seen the huge swings in prices.
