Your wife would need to be on the job for at least 6 months, it's common for needing a 2 year work history. Since she was in college, it's counts as work history. The 6 months would show income history needed to get approved....

Rates for 15 yr fixed are the same right now. 4%, 4.125% Investors are buying better at 30 yr mark. This has been the case for almost a year now....

Rates have been lower last few weeks. I had a loan close at 4.125% with a 740 score. It is in line with today's rate range, with with a good credit score....

I really like certain work of some builders. Lafayette area has a bunch of good ones though. It would depend on what extras you would like in a home....

I'm a construction lender in Lafayette. Home building cost seem to keep raising. Mostly depends on who the builder is and how plush you want the home....
