Ya, it's only a half acre lot, so I really want to make the most out of it since I don't have 1+ acres. Thanks for the input. By the way, that $5500/acre offer was an offer I just got, and it was the first, so from what I've been told, that's a really good sign. I'm assuming they're really wanting to drill there since Twin Cities is a sub contractor for CHK. We have a town meeting tomorrow for my neighborhood, I'll keep y'all posted on what's going on over here.
So how does the non consent work? Do you have to pay out alot before it starts producing?

I guess what I'm trying to say is, if production in all these areas is a sure thing, wouldn't it be better to just go 100% royalties on my lot, rather than take the upfront lease payout? Why is everyone signing for 25% if they're getting gas everywhere anyway?

I live out by the Cross Lake area, by Ford park, off of Pines Road and Yarborough. We just got an offer for $5500/acre and of course, 25% royalties (seems to be the trend as far as royalties go). Anyone able to give me some insight on that area, and maybe wether they are likely to produce gas there? Also, are they producing gas on mostly all the wells they drill? One of the landmen working for Twin Cities said they wouldn't be drilling if they weren't sure it would produce, but he could have just been blowing smoke.
I'm trying to decide what to do for later, either consent or non consent, depending on production. I know there are no definates, but I could sure use some sound advice. Thanks.
