I was watching Joe's press conference online and refreshing the TD.com thread at the same time..quite entertaing if I recall. The whole "YES! I just saw an LSU gold hat go under the podium." to the "Oh no! That's USC gold!!"

And now back on topic..has anyone negotiated copies of the well logs from HK or CHK into their lease agreements? That would be a great piece of information to have.

This is a fun thread and I think its encouraging seeing the 1 & 2 post count folks join. I hope they continue to pose questions that might be helpful to others.

I don't think anyone seriously looking into a lease wouldn't get a landman or atty involved. But its nice to come on here & test the waters & get the opinion of folks that are in the business.

Here's to this thread going 100+ pages. I learn something every single new page that appears. :cheers:

Thanks all, so to summarize:

NG wells are bored by rigs; the more rigs in use, the more wells can be drilled. Assuming 30 operational rigs, potentially 300 or so wells could be drilled per year.

Choke controls production..but what does the fraction imply? If you're a landowner is a larger or smaller fraction better? Or is this irrelevant to how much gas is harvested by the well? Is there a maximum amount of NG per day (in theory) a conventional well can handle?

Royalties - assuming for the moment the royalty percentage is the same for all landowners on a given piece of land; the royalty would be divided evenly among the 640 acres (is this a typical unit covered by a well?) and everyone on that patch of land would see identical royalties/per acre.

Did I get it right?

Define "NG well".
Does this always include the same acerage?

Is it circular acerage? I hear about 640 acre 'sections'..is that what is being referred to?

Does the well (if successful) pay out royalties equally to the surrounding acerage?

Is it just assumed all the land has exactly the same amount of gas under it for purposes of the royalty split?

Define "Choke"

What about the 'choke' numbers we see on the rigs (see the map on page 33)..does the choke fraction imply the well has to be choked to keep too much gas from coming out at once?

Is there a rule that the smaller/larger the fraction..the more potential there is in that gas field?

Rigs vs. Wells
What is the true impact of developing the play? I see these 2 things on the CHK press release and I'm confused:

Can someone explain the relationship of a well to a section of land? Is there any hard-and-fast rule like:

For each well drilled, the surrounding 640 acres get equal royalties on the production of the well.

Something like that? I don't understand how they know what land the well is actually pulling gas from.

Can someone explain (in real terms) what it means that Petrohawk has 275,000 acres under lease and plans on the board for 10 wells over the next 2 years?

What does the 640 acre 'section' mean? Does that mean a well drilled will assume the 640 sq. acres around it are included in the royalties for that well?

Would there need to be a well drilled for every 640 acre section for everyone who has leased (those 275,000 acres) for everyone to have a shot at royalties?

I know all about different areas of the shale being more productive than others so I know not every location is getting a well..I'm just trying to get a feel for what happens to those who signed 4k/acre leases in 3 years if no well is built. Yes, the future is unclear..I'm guessing one of 2 things:

1. further examination found it to be a non-productive area so HK or some other gas company offers a much lower lease/acre? ..or no lease at all?

2. Gas co. hasn't gotten around to putting a well there so they re-up (at possibly higher lease raet?) for another 3 years or whatever landowner renegotiates.

I know this is still unknown..but what can people expect? Did those 'early signers' in Ft Worth re-sign at much higher lease rates after the intial 3 years?

What are other possible outcomes (other than #1 or #2)?

Go on the 'tiger rant' board & read the posts by belowpar.

He's the only one who has been 100% accurate all along and he's got a completely different story. He even PM'd evidence in private to chicken which got his 'ban' lifted after telling the rant the 'Miles to Mich' story at ESPN was complete bunk right after that story broke.

Stop trying to stir up something you know nothing about. You guys just can't stand to be wrong can you?
