If I do rent the lots, I will own the paper so it they don't pay, ill be the bank and ill just take the down payment they gave me to make any needed repairs and start over again. This is some good info. I should have mentioned I already have a small mobile home park, so I'm comfortable with owning and renting mobile homes, I've just never bought individual lots. I am leaning more towards doing "Lonnie deals" (deals on wheels) but that would be a new endeavor for me.

I'm thinking about buying some mobile home lots around 4-6k and move a used single wide (4-6k + 1500 move/setup). Total investment would be 9500-13,500 per unit. They should rent for $550-600/month. I could also owner finance the trailers for 240/month for 60 months and rent the lots for between 100-150/month. That would cut out my repairs expense and if the seller defaulted I'd just kick them out, keep their down payment and do it again. If they did pay it off, I'd still own the land.

Yeah that's a good way to describe me too. I've played guitar for about 15 years so the left hand stuff isn't too bad lol. Yes it's a 5 string. I have been into a lot of Mumford and sons stuff lately but I also like some old bluegrass as well. Thanks for the link!

So I assume that's something id need to let a gunsmith take care of? May just be time to buy a new one because Im pretty sure this one is pretty crappy anyway.

Sorry I misspoke yesterday. It's sticking between the tube and the breech if that makes sense. It's like it's trying to load two shells.

Stuck in the breach. How exactly do you polish that? I hit I with some gun oil and a rag and that didnt do the trick.

I was out dove huntin this evening and after the first shot, it ejected the shell but the next shell got stuck. I took it apart and cleaned everything but it's the two shells are still sticking. Any ideas on what else I can try? It's a Winchester 1300
That's good to know. My dad loves to catfish so I'll pass that along to him also.
Did not go well. Lol. Sheered a bolt off the trolling motor so we were at the winds mercy and basically just floated the east side of the river. Caught one bass. Heh. But it was nice to at least get out on the river.

We're launching in the haven in Shreveport. Should we go south or north? New (to us) boat and we've never fished the area. Any help would be awesome.
