allow that to get in the way of friendship

Megyn Kelly shared similar remarks at her TPUSA talk. I happen to disagree.

The few leftists in my circle are actually ok to be around in real life. On social media they are nuts.

I’m starting to sympathize with OP. As someone with young kids, I can’t stomach befriending someone that votes on policy that hurts me and my family and encourages a culture of decay rather than virtue.

They smile to my face while privately wanting to destroy every core value that I believe in.

OP isn’t miserable… but admittedly happier.

You obviously miss the point of the shtick. Leftist need to be ridiculed for what they have become. He’s not trying to be a politician, philosopher or theologian. He’s not trying to be CK.

He plays his role very well.
It was a young man that was a voice for myself and a positive influence for our young kids (if you have kids… I do)

I took the easy route. Went to college. Great job with a great company. Great benefits. I had a really poor upbringing.

For me to be as vocal or engaging would be jeopardizing to my livelihood and I’m not willing to risk that at the time.

I’m thankful for people like CK. I’d go if I could, but I have to work.

Without people like CK, we’d be railed by the left. Some just want to show gratitude and uplift the cause.
This again?

Lafayette loves LSU, as does the rest of the state.

You obviously haven’t spent much time in Acadiana.
Some of these people are desperate for someone to hate since the Tulane rivalry lost its energy.

Lafayette doesn’t have the numbers on this board, so these people that barely know anything about the area are driving the fake narrative.

Funny that the few laffy area people on this board keep telling them that we all love LSU. I guess they know better and we are all lying…

I call bs on this claim. LSU is not welcome in Lafayette.

Yeah ok… I’m from the Lafayette area. My first college game was a USL game and my second was watching Kevin Faulk in TS. A trip to Tiger Stadium was a big deal for us.

Here are some facts for you:

- outside of a niche group of faculty or goofy alumni, many UL students are LSU fans. I don’t need you to convince me. I have enough family and friends that would confirm.

- go to any restaurant / entertainment venue in Lafayette. They will 100% have some sort of LSU decor. Not something you’d expect to see in a college town that hates you, right? Do you think you’ll find UT themed entertainment in College Station?

- Cajun musicians rep LSU, most of them from Lafayette area. Not something you’d expect for a region that supposedly hates LSU right? Don’t take my word for it… Google it yourself. You’ll see plenty of pics confirming.

- As an LSU fan, you can’t separate yourself from Lafayette and Acadiana no matter how much you want to. Lafayette and the Acadiana region is a significant part of the LSU brand. Without Cajun people, you’re just New Orleans.

What’s with the Lafayette peeps and LSU?

Nothing… I don’t know anything about Gautreaux, but this fake narrative that Lafayette has a problem with LSU is absurd.

All any of you have to do is drive to any place in Acadiana and see for yourself. Lafayette loves LSU.

It’s the most Cajun region of La, which also happens to be LSUs national brand.

Thank you for the feedback. Any information available to the public that states this?

This is great feedback. I appreciate it.

I would be curious to know if I would need to seek out an attorney separate from the title attorney provided through the title company.

"Appear" via visual inspection or are you talking Onx?

Visual. I drove my truck to the property I’m looking at.

It’s for sale and I’ve contacted an agent.

I’ll close through title company so I would hope they would run all of the checks. I won’t be getting a loan.

I don’t have any experience with rural RE purchases, so I thought I’d probe this board for any traps that the agent / title company could miss.

I also wanted to understand a little more about “Landlocked owner must compensate neighbor”. A few comments have stated that it means to help repair the road. My search didn’t clarify that so I’d be curious to know what “compensate” actually means.

I was also curious about the Ag exemption. Appraisal district says it’s Ag III

If the trees are in rows, it is probably WRP. This would be a perpetual easement with .gov prohibiting development, and limiting clearing even for a campsite.

Good to know. It doesn’t appear to be planned. And they aren’t planted in the rows in any organized manner. There’s a mixture of some decent Oak trees, a couple of cypress, and a bunch of low quality junk trees. Lots of underbrush.

It just looks like someone stopped farming it a long time ago and Mother Nature took over.

Sounds like it’s best if I engage an attorney if I decide to proceed.

This sketch is rough but you might get the idea… the shaded green tract is what I’m looking at.

There are what appears to be equipment right of ways between the tracts. The green line in the sketch is an access driveway / right of way to the property. I would need to verify if documented. I drove my truck all the way to the property.

It’s an interesting property to me because a lot of the other fields are owned by different individuals with the same last name as this seller. I walked the property. It looks like it was farmed 20+ years ago because there are furrows even though there are dense mature trees across the property. The price point seems reasonable. I would think one of the farmers would buy it, clear it, and farm it.

I want it because of the proximity to public hunting, fishing, and family. I rent VRBO houses when I go home. This property may not appeal to many. It’s not a hunting camp. It’s not practical for a residential development. For me, it’s a place to park a travel trailer hidden in the “woods” and the fields. I think my young boys would enjoy it.

The feedback from the group definitely helped me spot a few potential blind spots.
quote:

What's the total amount of land here?

Total is 10 acres, full of trees
~2 acres of a much larger tract being farmed on the back side of the property. It’s a very large field that extends over the property line.

I’m sure these farmers are worth a lot more than me. I am curious to know why they wouldn’t buy it.

The appeal for me is the proximity to hunting and fishing spots, not hunting the land itself.

And it’s close to where I grew up and close to my family. I need to start taking my kids back home more often.
quote:

Compensation for the access is where things can go bad with the wrong neighbor.

This is what concerns me. Surely they can’t make up an arbitrary number? Is there a formula?

quote:

Get access established upfront before buying

Can this be done between the buyer/seller agents without a document written by an attorney?

If it's already Ag and you don't change the use, it'll stay the same

Thank y’all for the help.

Rough measurements on onX… there’s almost exactly 2 acres being farmed. The adjacent tracts are all being farmed. One particular tract just so happens to extend their field onto this property by 2 acres.

The fields have different owners with the same last name. Obviously all family. I wouldn’t want to stop them farming it, especially if I can get the exemption. I’m just not sure 2 acres is enough.
This seemed like the best place to ask a land purchase question. Hoping someone could give some insight.

I’m considering a land purchase in Louisiana. I grew up in Louisiana but live in Texas. This property would be used as a camp.

Not as familiar with Louisiana law other than what I can find on the internet.

A few details:

- The land is rural and is landlocked but has a right of way used by farmers. From what I can tell, property owners must allow you to access your property, but “Landlocked property owner is required to compensate their neighbor for the right of passage and damages caused by its use”. Do any of you have experience with this? How is compensation determined?
- Neighbors look to be good people. Any other potential pitfalls / blind spots that I’m missing? The owners allowing me access could change. Then what?
- Does not have utilities and will not need utilities for a while. Will park a travel trailer.
- Looking at onX Hunt, a small portion of the property is currently being farmed. The rest of the property is wooded. I would like to let them continue farming that portion of the property for the Ag exemption. What are Louisiana requirements to qualify for Ag exemption? “Generally 5 acres - smaller parcels may qualify if they’ve been actively farmed”
Didn’t realize that the head coach for USC when they won all of those titles was from Louisiana.

When I saw “Dedeaux” I had a feeling where he might be from…
Showing up yet again to call out this fake rivalry…

LSUs brand and identity is Cajun culture. Cajun fans and LSU fans are the same people.

A small niche of fans trying to create a fake rivalry with the most Cajun school / region of the state - Acadiana…

“Geaux”

“Hot boudin and cold Cush Cush (couche couche)”

A real life Burr(eaux) wouldn’t have been from NOLA or Monroe… sorry

Fake rivalry.

“I was sixteen and she was fifteen when we were married. Nowadays some people might frown on people getting married that young, but I knew that if you married a woman when she was fifteen, she would pluck your ducks. If you waited until she was twenty, she would only pick your pockets.”

Reading comprehension?

Seems obvious to me he’s stating that young “men”… in his case, 16 years old, should just go ahead and marry the girl when they are BOTH young. I haven’t seen anything to suggest that he’s saying a 40yr old man should marry a 15 year old.

Far before Roman Catholicism stood alone, the ecumenical council consisted of the 5 patriarchates known as the Pentarchy. Four are still Orthodox

I’m Catholic and you are correct. A little abrasive, but correct (for the most part) lol

I’ve been wanting to post this.

It’s sad that the East / West Schism happened. A mutual excommunication.

The two are closer than most realize… many things hung up on semantics.

I left the Catholic Church for a period of time. Spent several years in different Protestant churches - Baptist, Methodist, Nazarene, Assemblies of God. Met many amazing and Godly people.

I’m honest with Catholics in my circle that get it wrong. The ones that brag about things like “One True Holy Catholic and Apostolic Church” knowing that the creed is lower case “c” catholic meaning “universal”.

I’m equally honest in my Protestant circles when they make incorrect accusations about Catholic Theology.

I love my Protestant friends, but if I weren’t Catholic I’d be Orthodox.

Studying the early Church did it for me.

Catholics have some bad apples, but we also have over half of the world’s Christians.

I love the Orthodox dynamic, because Catholics are only used to arguing with Protestants.

Protestants can’t argue with Orthodox Christians because they are programmed with Anti Catholic talking points.

Another poster talked about Orthodoxy falling under Rome. Definitely incorrect… he’s probably thinking of The Eastern-Rite of the Catholic Church. Basically Orthodox that came into communion with Rome, so Rome let them keep their Orthodox traditions.
