Thanks for the insight. I see the opportunity in the call to establish some rapport. I don't like the timing at all since most businesses like mine are asking for short term landlord concessions and getting them (and if it were to be the existing LL I would likely get some relief). The other tenants are far worse off and I'm the only one that can actually contribute some rent. Just awful timing.

Commercial Landlord Question

In a commercial lease as a retail business and the landlord is in the middle of selling the property (yes, right in the middle of all of this). The current landlord/brokers say the new landlord wants to setup a phone interview with the existing tenants, including us. However, the current landlord is only giving general answers as to who the new landlord is and seem to be trying hard to conceal the identity.

Does anyone have experience dealing with such a thing? All of the tenants are getting hit hard because most are completely shut down. Wondering what kinds of questions will be asked and ramifications of same. Maybe a competitor trying to take over one of the tenants or leases by purchasing the property?

I probably haven't been the best at doing custom install. It's just Slack, Zoom, and a couple other non Microsoft for desktop apps.

I'm good about scouting and not clicking on malware and junk (and have the Windows Guard installed on chrome now). I just don't want someone hacking into my business on a shared network since everything my team and I do is cloud-based and we are in a shared office/coworking environment.

Computer security/virus protection

Switching from Mac to PC for work related computer and curious about the current best practices for keeping computer secure. Is Windows Security good enough or do I need to get something like Avast or another virus protection? I use PIA as VPN as well.
Exxon is a pro at the game.

Baton Rouge should have been negotiating hard privately for years instead of bending over backwards. Now that it's public it will be a shite show.

It's about the State/City negotiating with private companies about tax dollars. Followed by State/City properly handling tax dollars for education/infrastructure. Is Louisiana getting totally hosed?

Younger, less experienced me, says this video is crap. Older, wiser, more traveled me, tends to agree with the Together Baton Rouge.

Is Louisiana getting taken advantage of? Does Louisiana have politicians with the wherewithal to negotiate? Why can't Louisiana invest in education/infrastructure?

If more competent government/politicians determined the future of Louisiana, would things be different?

No, that's good perspective but it's going to take a while to research your feedback. I don't have any reason to doubt what you are saying, not sure why someone would downvote.

I feel good about their proposal and now have discussed with some other folks using the same application (referred from the broker) as well as considered everyone's input here. I appreciate all the feedback.

Well, that is what I typically do - however, the scrutiny and time taken to get the cash can take forever... and payback is on their terms.

What I'm being told is that with this I can request a check and have it the next day no questions asked. And I can payback when I want without answering to a banker or risk renegotiation or even default as a result of non-payment.
