Where in Ga to stay for Mountain activities?

Kids are college age.

Looking to hike, tubing/ rafting, see waterfalls, cave exploring/ tours. Seems like Blue Ridge or Dahlonega. But it appears caves are in the Northwestern corner and waterfalls/ tubing is in North central and about 2 hours apart.

Or should I just go back to Tennessee? We were there a few years ago in the Gatlinburg/ Pigeon Forge area. Is Chatanooga an option for these outdoor activites?

Amicalola Falls Lodge! For extra fun stay in their hike in lodge.

Stayed here near Blue Ridge.

Tubing in season!

Thanks! I've been doing some research, but I like to have at least someone's opinion who's been there.

We go a couple of times of year. Great hiking in the area.

Swinging Bridge

Favorite Restaurant

Maybe 45 minutes from rafting.
