Only real question to ask him is this.

Do your members talk about seeing a Black Panther? If yes then avoid. If no the proceed with caution.

There's a question regarding Wop Head Dolly, I'm just not sure how to ask it.

How bad do first year members get ramrodded?

Do members get to lock up spots? Is it based on seniority? If a member has a spot locked up and hasnt hunted in weeks can I hunt it?

Guest fees are a critical question.

How many members do you typically have and how many members are you looking for? A lease with high turnover is usually a good indication the hunting sucks or the leadership are assholes, probabaly both..
