Modular Cabins

OB: Anyone ever had success buying a modular cabin? My folks are looking for one that would be nice and around the 150k range.

There's a ton of stuff online, but it's hard to get real (any) reviews.

They dont want the "trailer" or storage tank look.

1-2 bed, nice bathroom, kitchen, open floor plan with porch.

I was looking at log cabins but you have to be quoted.

In that price range they should look into a bardominium also if they don’t mind that look. I’d think you could do a 1000-1400 1-2 bedroom for less than that in a barndomium but I maybe wrong. It will likely be fairly close depending on your build outs. My fil did a 3 bedroom 1400 sq ft hunting camp but I can’t for the life of me remember if it’s 1 or 2 baths, but it was about $135,000. It’s been a couple years and they self contracted it for the most part.

Take a look at Zillow or Realtor and see what the cost per square foot is for new and existing homes (you have to open some up and read the stuff toward the bottom of the page). Keep in mind that ALL of those prices include utilities, landscaping, and extras like fencing and cement etc. They also include dirt. Grading. Everything. Odds are pretty good that new homes in the area are selling for less than $200 a square foot....most likely substantially less. That includes real estate costs and the builders, if it is a new home, profit and overhead. No call the same builder and ask them for a ball park figure for building a simply home of their design. It will be much more than $200 a foot and that is the house only, not the dirt, not the utilities....just the house.

I write that to write this...build it yourself. If you do not have the skill or time be you own GC and cut out the middle man. Be creative. Go around to developments and talk to the people doing the work...they ALL sideline. They will GLADLY do any portion of the work for cash and for far less than the company they work for. It actually "costs" about $70-$110 a square foot to build a house today....it can be done for less than that depending on the experience of the builder and the finishes.
