I have a buddy that has a place around Oxberry. Great hunting for big ducks. Are you a baller and gonna buy Oxberry Farms? If so, Ill gladly come clean your ducks to get to hunt.

Sure. I have several friends who have places up that way. One of the top 5 duck holes (maybe top 3) in the Southeast is in that area. But the people with good looking habitat just a mile or two away from there struggle to kill any ducks. It is really impossible to give you a rating on whether your lease would be any good based on the general area.

In short, I would rather have the right 5 acres, as opposed to a generally good 500 acres.

Only details I know are that is 80 acres, has a cabin and bunkhouse and it's north of Greenwood. It isn't leased this year which concerns me. If the hunting is worth the money I would think it would be leased every year, maybe somebody backed out last minute. Buddy that found it is supposed to be contacting the owner to set up a date to go check it out.

Is the price $14,100?

I don't know the price for sure but that's sounds about right. You know the property?

If it's with MSdeltaducks I would be weary. Their track record isn't very good unless you enjoy shooting spoonies in old catfish ponds.

Their "good spots" are reserved for their guided hunts.

If it is MS Delta Ducks, stay far away.
