Plenty of misinformation in this thread. Woodridge is middle to upper middle class neighborhood and it is not zero lot line. Lot sizes are typical for a development that was built in the last 10-15 years. New interchange will eventually increase traffic along Pecue, but that is 10 years away best case.

U Club is a upper middle class neighborhood with larger lots in the older sections. Newer sections have smaller lots typical with more recent development. Flooding is not a concern in U Club. The flood info posted above is where Bayou Manchac connects to the Amite which is at the opposite end of the parish from where U Club is located. As someone mentioned above, U Club is at the upper end of Bayou Manchac. Half of Baton Rouge would need to be underwater for U Club to flood from Bayou Manchac.

That's at the farthest eastern end of bayou manchac. University club is at the farthest western end. That area probably hasn't flooded since they closed bayou manchac off from the Mississippi River during the civil war.

U club will continue to trend upwards for the foreseeable future while I believe Woodridge will be stagnant at best.
