It sure seems like the new rules were meant for buyers' agents to be compensated directly from buyers. But everything I have seen looks like buyers' agents are still expecting to get paid through the sellers.
That's exactly what this was about. Sellers sued to not be responsible for paying a buyers agent anymore. Now that responsibility falls solely on the buyers. The problem with that logic is that it's going to hurt buyers that don't have much cash to bring to the table to begin with.(first time buyers come to mind) They are going to be forced to go unrepresented or use the sellers agent...which is going to cause a whole shite storm of lawsuits. But whatever right...the sellers don't have to pay for the buyers agent anymore.
What I think is funny about all of this is when the market corrects(and it already has started to) from a sellers market to a buyers market...things will get interesting. Like all things, this change will equalize over time. My hope is that the total number of realtors out there will drop dramatically.
The old saying that 10% of realtors do 90% of the work is true. Just go to an awards banquet at the end of the year and see how many of the people there sold less than 1 million dollars worth of real estate in a given year. Those people are only making $30k-$40k a year before broker splits and expenses.
Word to the wise for those in the market to hire a realtor: find one that does 30+ transactions a year. They don't have time for all the frickery. Their primary interest is getting you through the process as painlessly as possible. Hiring your niece that just got her license is a recipe for disaster.

I've sold one house and purchased three without an agent. It's not that hard.
