You can't just leave and expect them not to send you to collections. I think most people are underestimating how importantly these good renters look at their credit scores. If they qualified for their apartment in the first place with good credit scores, most will be smart enough to manage their expenses where they won't allow rent to snowball to the point of eviction. As a landlord, this is why it's so important to screen your tenants because most of them won't ruin their credit and will be smart no matter the circumstances

Nobody has been evicted because you can't get in front of a judge but the smart people who realize they can no longer afford to rent are starting to leave rapidly, minimizing their lease break penalty fees and setting up payment plans. There are a surprising amount of renters searching for a home at the moment so some landlords can collect lease break penalties while getting another qualified renter to move in and pay rent essentially collecting double rent in the short term.
